Bridging finance is a specialist kind of short term loan designed solely for shorter term usage (1 to 18 months typically) to provide a temporary cash flow solution or ‘bridge’ before additional permanent finance becomes available.
The method for obtaining bridging finance is relatively straightforward compared to a typical mortgage application process. Like a traditional mortgage, a bridging loans is secured against your property. The bridging lender will require an independent property valuation and will carry out legal checks. Assuming everything is in order a legal charge will be place on the property (ies) in question.
With bridging a realistic and viable exit will be required by the lender. The key question for any bridging finance provider is how the loan will be repaid. The exit strategy is therefore a key requisite which will usually be sale of asset, or in the case of residential bridging might be replacing the bridge with a longer term mortgage.
Bridging finance is frequently utilised as an answer to a temporary cash flow problem. A common example of this type of situation is when a person wishes to buy a property but still needs to sell their existing home. A bridging loan can, in these circumstances, provide a solution by offering short-term funding before selling the property.
Finance may be offered in loan amounts ranging from £25,000 upwards, depending on your circumstances and which lender you approach.
Regulated bridging finance applies to properties where the property you are buying or selling is one you live in or intend to live in. Bridge lenders that provide this type of bridging are authorised and regulated by the Financial Conduct Authority (FCA). There are a smaller number of lenders who operate on this basis. Bridging finance can be used for:
Bridging the gap between purchase and sale - Secure a property quickly before it is snapped up by another buyer – even if you have not yet sold your current home
Downsizing or upsizing - Timings between buying and selling an existing property are rarely aligned. Bridging finance can smooth the process to facilitate a property purchase that might not otherwise happen. In property hotspots the ability to have proof of funds to show to an estate agent can make the difference. A bridging loan decision in principle to lend can be used as evidence that funding has been approved and the buyer can move quickly.
Mortgage chain issues? - Secure your ability to buy even in the event that the home buying chain breaks down – for example, if the sale of your old house falls through, a bridging loan can allow you to still have sufficient funds to purchase the new house
Buying an auction property? – use a bridging loan to pay the required percentage needed to secure the property on the day of the auction
Need to move fast? - Get a fast, temporary cash injection when you most need it during the property purchasing process. The ability to move quickly can make the difference on any property transaction.

Lease extension - Extending a property lease can be costly and may be necessary before a mainstream lender will consider giving you a mortgage. A bridging loan to purchase a lease extension can provide you with the funds to make this happen.
Commercial property - Finance for purchase or refinancing and making property improvements to commercial property. In recent years there has been a lot of property conversion from commercial to residential. Short term finance can be perfect in allowing a developer funds to purchase and convert a property.
