What are bridging loans for a new build?

Typically, traditional lenders are reluctant to provide the full cost of a new build and they prefer to release the finance in stages. For self-build mortgages, high street lenders will insist on inspecting the new build periodically before releasing the funds required.

Unlike self-build mortgages, bridging loans can be released in stages or as a lump sum and there is no requirement for periodic inspections.  This flexibility makes bridging loans a popular way to source finance for new build houses.

Bridging loan providers commonly offer the option to pay the loans’ interest at the end of the term of finance, by ‘rolling up’ the interest. This may be an attractive option for self-build projects as it allows individuals to avoid monthly interest payments and spend their budget on the new build itself.

How to get a bridging loan for a new build

Bridging loans for a new build are normally only offered by private banks and specialist lenders. Typically, bridging loan providers do not normally work directly with the public, but only through intermediaries such as bridging finance brokers. To get a bridging loan for a new build, you will therefore normally need to apply through a broker.
