The client, a developer based in Northern Ireland, wanted to developer eight luxury detached properties; he intended to sell each property for between £575,000 and £800,000, which would result in a healthy profit.

The client needed £3.3M for his project and approached a number of different traditional lenders on the high street.

Unfortunately, the traditional lenders were reluctant to provide the development finance because of the geographical location of his developments; high street banks typically do not grant development finance for projects based in Northern Ireland.

The Solution

Due to the size of the finance required, it was imperative to explore every avenue to identify the most economic financial solution.

After reviewing the majority of the available development finance deals, peer to peer lending finance was the most appropriate and advantageous solution for the client.

Peer to peer lending development finance was secured quickly with favourable terms of finance and a competitive interest rate. The £3.3M obtained allowed the client to realise his development project and sell on his luxury detached properties within the agreed time frame.
