Lenders will often take the view that as you have not risked your "own money" on a previous project you will only qualify for "first time developer" rates. The difference in cost between first and experienced property development finance can be significant.
 
The good news is that if you are prepared to use an experienced contractor to build the project out we can in many cases help architect clients get low cost funding.
