£304K UK Mortgage Secured for Returning Expat from California Using Investment Portfolio

A returning UK expat approached Clifton Private Finance to secure an expat mortgage for the purchase of a £435K home in Lydney after spending many years living and working in California. The client was relocating from California to the UK after a successful career as an executive within the technology sector. While they held significant wealth across brokerage accounts, stocks and shares, and US retirement funds, they did not have a conventional salary or pension income that most lenders require for residential mortgage applications.

Their objective was to purchase a £435K property in Lydney while retaining the flexibility to manage their investment portfolio on their own terms.

Challenges

Mortgages based on asset-backed affordability remain highly specialist, particularly where the applicant's wealth is held overseas. We needed to:

The lender converted the value of the assets into sterling before applying prudent reductions to account for currency movements and fluctuations in investment values. The resulting figure was then assessed over the mortgage term to determine the client's sustainable annual affordability.

Importantly, the assets themselves were not charged as security, nor was the client required to liquidate them as a condition of the mortgage.

Instead, the lender recognised that the investment portfolio could provide sufficient long-term financial support to service the borrowing if required.

The Outcome

The mortgage was successfully arranged, enabling the client to complete the purchase of their £435K home as they relocated from California back to the UK.

By accessing one of the few lenders willing to assess overseas investment assets in this way, we secured a solution that would have been unavailable through the vast majority of mainstream lenders.
