The Scenario:

A retired judge was looking to downsize and buy a property in central Winchester for £1.5 million.  The client had not sold his existing country house which was mortgage free and on the market for £3 million. 

Due to the client’s age of 72 and his level of retirement income, a standard high street mortgage solution was not possible.

Our Solution:

Ordinarily short term bridging finance would have been offered as the solution with a typical rate of 0.75% per month (9% per annum)and a 2% lender fee.

However by using extensive Private Bank contacts, a flexible, drawdown loan facility was secured against his current, unencumbered main residence at a fraction of the cost of a standard bridging loan.

The rate offered by the Private Bank was only 3% over bank base (3.25%) with a 1% lender fee saving the client a significant amount of money.
