When a client’s unique countryside home was turned down by two lenders due to access issues and income structure, they faced the looming end of an expensive bridging loan.

The Scenario

Our clients had purchased a distinctive 120-year-old detached home set on 2.7 acres, located within a large private estate and only accessible via estate-owned roads. Initially bought with bridging finance arranged by us, they now needed a mortgage as an exit strategy.

After unsuccessful attempts to secure a mortgage themselves through NatWest and Santander, they returned to us for help. Both previous applications had failed due to a combination of property access restrictions and the client’s income structure.

• Use 100% of bonus income paid quarterly.
• Take the client to the maximum lending age of 75.
• Use a desktop valuation to avoid issues with physical surveys.

The Solution

We identified a lender with flexible criteria that met all three requirements. By bypassing Countrywide with a desktop valuation, we avoided previous valuation roadblocks entirely. The 75% LTV mortgage was structured on a two-year fixed term, giving the client stability and time to plan their next move.

The Outcome

Despite a lender backlog causing a brief delay, we completed within three weeks, ensuring the client exited their high-cost bridging loan without penalty.
