The Scenario

We had already worked with this client by arranging a second charge bridging loan on a previous project. They approached us looking for finance for their next development project.

A piece of land in the Dorset countryside was available for purchase, with planning permission. Our client saw the development potential for three detached houses and was looking to borrow a substantial proportion of the land purchase price, plus development costs. None of the high street banks were willing to come on board. 

The Solution

We needed to act quickly to ensure our client didn't lose out to another buyer.

Using our in-house knowledge we were able to source a lender who was able to move quickly and prepared to provide development finance on a 70% Gross Development Value, maximising the project capital available to our client.

We were abe to negotiate down the lender's arrangement and exit fees, and achieve funding availability withing the 5 week timescale. With development funds in hand our client was able to progress with the purchase and submission of plans.
