The bridging loan, split into three transactions (covering the HMOs, BTL, and main property), enabled the client to pay off the outstanding charges and regain control of the portfolio.

Challenges

This case was highly complex due to the receivership status, tenant-related complications, and valuation difficulties. One HMO tenant refused entry to the surveyor, requiring photographic evidence instead.

Few lenders are prepared to finance properties in receivership, especially where tenants are obstructing access.

The situation also carried significant time pressure, as repossession was already in progress when the deal began.

Scott secured a £2.7M bridging facility at 0.95% over a 12-month term, covering all four properties under one structured agreement.

The facility was designed to provide breathing space, allowing the client to complete renovations on her main residence (increasing its value from £1.7M to £2.6M) and sell all properties at full market value.

The chosen lender also offered flexibility with no early repayment charges, and we ensured all costs were transparent — a key factor that led the client to proceed with us over another broker who had proposed additional fees.

Result

We successfully completed the transaction within a three-month window, halting the repossession process and restoring financial stability.

The client is now in a position to sell her assets strategically rather than under pressure, maximising returns and avoiding unnecessary losses.
