£1.42M Bridging Loan to Buy a New Family Home in Kent

A couple in Kent needed to complete on their new family home before the sale of their current one, but were not in a position to make a cash offer and had concerns about missing out.

Clifton Private Finance arranged a £1.42M regulated bridging loan secured against both their existing residence and a second rental property. As a result, they were able to purchase their dream home as cash buyers while awaiting the sale of their existing property, ensuring the move went ahead smoothly and on time.

The Scenario

Our clients were in the process of purchasing a new family home valued at £2.25M, but much of their available equity was tied up in their current property, a large residence with equestrian facilities. Because homes of this nature can take longer to sell, they faced a timing gap between sale and purchase.

To avoid losing out on the new property, they needed a short-term bridging facility that would allow them to buy before selling. We arranged a £1.42M bridging loan at 62% loan-to-value (LTV), secured against their current home and a second property they owned, a rental property valued at £350K.

This gave them the liquidity to complete on their purchase and move quickly, while maintaining a clear exit route through the sale of their existing residence.

The Challenges

There were several obstacles to overcome in this case:

• Time pressure: The sellers of the new home required a fast exchange and completion, which meant we had to keep the process tightly managed, particularly during the legal stages.
• Valuation complexity: The existing property was large and included stables, meaning some lenders were cautious about potential resale timelines.
• Exit assurance: As the loan would be repaid through the sale of their current home, we needed to ensure the lender was confident in both the value and salability of that asset.

These factors narrowed the field of potential lenders, as not all would be comfortable with the asset mix or timeline.

The Solution

We identified and approached lenders experienced in high-value residential and semi-rural properties, who could take a pragmatic approach to valuation and sale expectations.

Our ability to present a clear, well-documented exit strategy, along with strong borrower profiles and evidence of property marketability, gave lenders confidence in the case. The clients’ strong financial position also meant we could negotiate favourable terms despite the time constraints.

We maintained close communication between the lender, solicitors, and the client throughout to ensure the transaction stayed on track.

The Outcome

The £1.42M facility was completed within 50 days from application to completion, allowing the clients to move forward as cash buyers and secure the property they wanted without delay.

The deal provided:

• Speed and certainty, with completion comfortably within the seller’s timeframe.
• Flexibility, giving the clients time to sell their current home at full market value rather than being forced into a quick sale.
• Peace of mind, knowing their long-term exit plan was fully supported and realistic.

The exit route remains the sale of their existing residence, and the clients are now comfortably settled in their new home while their former property is marketed for sale.
