Amongst France’s top-echelon ski resorts, only Val d’Isère challenges Courchevel for glamour: its luxury chalets, hotels and apartments are amongst the most sought-after in the Alps.

High-value exclusivity

Still referred to as Courchevel 1850, the resort's HNW, VIP and royal clientele spread some of its "St Tropez of winter sports" exclusivity with the four linked villages of the valley - historic Courchevel Le Praz, Courchevel Moriond (previously Courchevel 1650), Courchevel Village (Courchevel 1550) and the 1992 Olympic ski village of La Tania.

Two of France’s eight hotels rated as 6-star "palace" hotels are in Courchevel’s tree-lined Jardin Alpin. It is also the ski resort with the most Michelin-starred restaurants: a total of seven restaurants share 11 Michelin stars.

Heated pavements, exclusive shopping, nightlife and snow polo, and some of the most challenging black runs in the world, have made the resort a favourite with Russia’s wealthy elite, who now form the large majority of Courchevel’s international visitors. Russian Orthodox Christmas is a fixture of the resort calendar.

Investment opportunities

Like all alpine areas, development opportunities are at a premium. French and Swiss resorts continue to dominate the lists of high-value destinations, but Courchevel offers considerably better value per sq m than Gstaad and St Moritz.

And Swiss restrictions on foreign national ownership, and second homes owned by Swiss citizens, have placed some constraints on the market there: Swiss resort prices dipped by 5% in 2017 compared with French alpine values. 

Recent infrastructure investments in Courchevel include a new snowmaking system, a €120M ski lift upgrade, and a 3km night sledging track in Moriond. Courchevel and Meribel will jointly host the 2023 Alpine Ski World Championship. And the area has followed the lead of Austrian resorts developing year-round, off-piste facilities, with the opening of the €70m Aquamotion aquatic centre.
