Where can you find expat buy-to-let finance?

Buy-to-let mortgages are generally only available to expats from private lenders and some intermediary-only subsidiaries of high street banks. This means you will need to apply using a mortgage broker, as most of these lenders do not work directly with the public.

How much can you borrow with an expat buy-to-let mortgage?

With a standard buy-to-let mortgage, the lender will normally want the monthly rental income to be equal to around 125-145% of the monthly interest payments. However, while private lenders will also look at the monthly rental income, they also tend to be willing to consider your other income as well when calculating affordability, meaning you can often borrow more.

The good news for expats, is the private lenders usually look at your whole income, not just your salary, meaning anything you earn from stocks, shares and other investments can also be considered. Being paid in a foreign currency is also not normally an issue.

In general, private lenders offer much higher levels of borrowing than high street lenders, with £1million plus mortgage finance available. They will often ask for at least a 25% deposit, although this depends on the lender and your circumstances.
