Refinance 27 Buy To Let Properties to Purchase a Residential Property

The Scenario:

A landlord with 27 buy to lets (17 in his name and 10 under his limited company) situated in London wanted to refinance his portfolio in order to raise capital to purchase a new residential property.  The client wanted to raise as much as he could, based on the current rental yield.

All the high street lenders that the client approached were not prepared to refinance his portfolio, as he could not satisfy the lenders’ strict affordability criteria; the lenders were not satisfied that the client had a high enough rental coverage ratio and not every one of the client’s properties were profitable.

Our Solution:

We received instructions from the client and immediately investigated the financial solutions available. Through our strong professional relationship with a private bank, we were able to secure 70% Loan to Value for both his personal buy to lets and limited company buy to let properties.

We were able to ensure that the private bank used a bespoke stress test and considered the client’s personal income (something that the high street banks refused to do). We were also able to negotiate a three year fixed rate, which only had a two year tie in and therefore gave the client the freedom to refinance if they needed after two years.

The financial solution provided the client with £7.35M and ensured that he could find a suitable residential property for him and his family.
