The Scenario

Our client approached us with a tricky requirement. They owned a large property in Wiltshire with over 90 acres and multiple outbuildings.

They required a funding solution which allowed them to raise £1.75m and required a bespoke solution due to their income.

They also had plans to sell in the next 4-5 years once their children finished in full time education. 

The Solution

We approached a lender who was comfortable with the size and value of the property.

We were able to negotiate a competitive structure which meant in the client forwarded the interest for 5 years at a competitive rate of less than 2%.

They will now benefit from having no mortgage payments and be able to remain in the property for the next 5 years.  

The client is planning to sell the property at their discretion and the exit charges drop to 1% during the final year.

There are competitive lending options for the right client where there is a mismatch between income and borrowing requirements.

This is great for clients who own large properties, with little to no borrowing and are looking at options to release funding.

Properties with more than 10 acres can also be difficult for some lenders to consider however with our experience, we know the right lenders to approach in these situations.
