Bridging Loan for House Sale 

One useful function of a bridging loan is to bridge the gap between two properties when attempting to move house, such as downsizing or up-sizing.

If you have found your dream next home, but have yet to find a buyer for your existing property, then short term finance might be a good route to take. You can take out a bridging loan in order to buy your next house while you wait for your existing home to be sold.

You have either 12 months - 18 months to repay the loan to the bridging lenders, depending on the completion dates negotiated during the AIP (agreement in principle) when getting a bridging loan.

Bridging finance in this instance will use your previous property as security when setting up the loan, and your exit strategy in this case would be the final sale of your original property.  This would be a second charge loan as your previous home would be the asset against which your borrowing is secured.

In this instance, this would be for regulated, residential loans. These are properties where yourself or a family member live, or plan to live.

For people in this kind of situation, a short-term finance such as a bridging loan can be a great solution to enable them to cross the bridge to their next home.
