Bridging Loan Between Houses

Bridging loans are a short-term form of finance, usually secured against a property or asset.

Some people might want to buy their dream home (either upsizing or downsizing), but if they have not yet found a buyer for their old home, they won’t have the capital to buy their new one.

The market can move very quickly, so it is possible that a dream home may be sold to someone else when waiting for their own property to sell.

This is where a bridging loan comes in – bridging the financial gap while a buyer is found for a previous home while allowing the borrower to move forward with buying their next home.

They can be used to break housing chains, solving an issue which can cause huge issues in the market both for sellers and buyers.

If your home is still mortgaged, this does not disqualify you from having a bridging loan. If you have enough equity in that property, and you have an exit strategy then you are eligible for a bridging loan.

Recent case

A recently widowed gentleman wanted to sell his family home to move into a cosy retirement flat instead.

While his house was mortgage-free, and would cover the amount needed for the flat, he did not have the capital needed to do up the family home in order to sell.
