The Scenario

Our clients contacted us having identified a 2-bedroom semi-detached house in Exeter, on sale for £120,000 despite a current market value of £140,000. The vendor was motivated to sell quickly, offering the property significantly below its market value. Notably, the loan was secured against the market value, not the purchase price, which not all lenders will agree to, and allowed them to reach the LTV threshold required.
