Choosing where to live is one of the biggest decisions for young people today. With rising costs of rent and higher mortgage rates, factors like affordability, social life and overall wellbeing are playing a bigger role than ever in where Gen Z relocates.
As a result, neighbourhoods are becoming increasingly popular, with young movers drawn to areas that offer a strong mix of culture, community and convenience. From independent cafés and live music venues to green spaces and social hotspots, these neighbourhoods provide more than just a place to live; they shape how people connect, unwind and spend their time.
To uncover which areas deliver the best balance, we analysed neighbourhoods across the UK based on key lifestyle and affordability factors, ranking the top locations for Gen Z in 2026.

Located in East London, Shoreditch is known for its creative culture, trend-led atmosphere and strong mix of independent businesses. The neighbourhood topped the ranking with an impressive score of 63.1 out of 90, cementing its position as a leading location for Gen Z.
Shoreditch stood out for its lifestyle offering, outperforming other areas on the number of vegan and vegetarian restaurants (61), live music venues (20) and Pilates studios (25), the highest across all neighbourhoods analysed.
However, this appeal comes at a cost. While not entirely out of reach, affordability remains a challenge, with the average rent for a one-bedroom property reaching £2,599 per month, and average house prices at £636,883. As a result, while the lifestyle credentials are strong, the cost may be a limiting factor for some movers.
In contrast, the second-placed neighbourhood paints a different picture.
Manchester’s Northern Quarter, widely recognised for its art scene, culture and nightlife, offers a more affordable alternative. Average monthly rent sits at £1,326, significantly lower than in Shoreditch. However, demand remains high, with properties staying on the market for an average of just 87 days, compared to 171 days in Shoreditch.
Looking more closely at affordability, Jesmond in Newcastle stands out for having the lowest rental costs, with the average rent for a one-bedroom property coming in at just £612 per month. Demand in the area is strong, with properties staying on the market for an average of 74 days. While Jesmond missed out on the top 10, placing 14th with a score of 52.3 out of 90, it still highlights the neighbourhood as a strong option for younger renters seeking value.
When it comes to buying, Ouseburn in Newcastle emerges as the most affordable location, with average house prices at £172,787. In contrast, Notting Hill in London ranks as the most expensive, with average property prices reaching £1,953,721.
Within the top 10, Birmingham’s Jewellery Quarter stands out as the most affordable area to buy, with average property prices of £207,249. Ranking fifth overall with a score of 56, the neighbourhood offers a well-rounded Gen Z lifestyle, with access to matcha cafés, Pilates studios and vintage shops. While it currently has a relatively low volume of TikTok posts (4,833), this could point to it being an up-and-coming area rather than a less desirable one.

Taking a seed list of the UK’s most populated neighbourhoods, we analysed key lifestyle and affordability factors, including the number of Pilates studios within a 1km radius, vintage and thrift shops within a one-mile radius, matcha cafés, vegan and plant-based restaurants, live music bars, and the volume of TikTok videos under each location’s hashtag.
We also considered average monthly rent for a one-bedroom property, typical time on the rental market, and average house prices. Each metric was normalised and scored out of 10 before being combined into an overall score out of 90.
