Restructure Finance

The agricultural business can be unpredictable. So much of the success of a farm is dependent on the demand of the customers, farming regulations and export costs. It is not uncommon for a farmer’s income to fluctuate from year to year.

With the increasing uncertainty over the farming industry, more farmers have turned some or all of their farmland to more profitable sectors. Changing the nature of farmland may require a certain amount of development, which can cost a significant amount of finance.

If you have a development in your farm, there may come a time when you need to restructure you finances to ensure you can complete your project.

Our Restructure Finance For Farm Development

Here at Clifton Private Finance we have a network of specialist lenders who are prepared to grant restructure finance for farm developments. Some of our lenders are willing to provide the finance you need within 7 working days, depending on your set of circumstances.

Restructure Finance Case Study

This case involved two brothers and a substantial piece of farmland. The two brothers farmed together for a long period of time. One sadly passed away and finance was needed to settle the estate.

There was a dispute over the estate, which unfortunately ended in court and they needed quick access to capital to avoid a forced sale.

Our brokers understood the collateral, and were able to act quickly and convince the creditors that a loan could be provided.

We were able to see through the family dynamics and focused on a hard working farmer who wanted the fourth generation to remain on the farm. We acted quickly and were able to source a first charge with a LTV of 49%. We secured £445,000 with a term of 30 months, which gave them the capital they needed in good time.

The family are putting 12 acres up for sale and intend to redevelop an old farm cottage for sale and then be able to refinance with the High Street.
