How to apply for an expat buy to let mortgage

Because buy to let mortgages are only usually available to expats through private lenders, you will need to apply via a finance broker with connections in the private banking section. This is because private banks do not normally deal directly with the public.

Lending criteria for expat buy to let finance

Lending criteria for expat mortgages tend to be fairly flexible as private banks look at lenders as individuals, rather than trying to fit them into a set of pre-determined conditions, as high street lenders do.

This means that issues such as salary paid in a foreign currency, on complex income (including from stocks and shares) need not be an issue as they would be with some lenders. Private lenders are also likely to consider your other income as well as the property’s rental income when calculating affordability.

Some lenders may require you to provide a 25% deposit to qualify for a buy-to-let mortgage as an expat, but his depends on the lender and your personal circumstances.
