Bridge borrowing can be highly useful when a developer has reached a sticking point financially during a development near the end of the project.
Bridging loans are very useful for many different situations. When working towards end financing, bridge loans can be utilised to solve unforeseen issues or used as part of the financing strategy.
There are a few different kinds of situations in which this could be considered a good idea.
Firstly, someone may want a bridging loan if they have recently bought a residential property and need to pay for it within 28 days. Longer term financing options such as a mortgage application can take about 2 months to arrange, however bridging loans are short term financing and can be arranged very quickly. This individual might take out a bridging loan to buy the property and then pay off the bridging loan using the mortgage once this processes.
Another example of this might be an individual who is investing in property developments; developer may require a bridging loan to be able to purchase a property they want to do up and sell or rent out. In this case, they would need a bridging loan in order to purchase the property, and this can be repaid at the point where they can get a buy-to-let mortgage.
In both of these scenarios, it can be incredibly useful to use the same broker for both deals. This way the broker will be familiar with your case and in a better position to know how to negotiate for the best possible deal.
