No ERC Mortgages

No early repayment charge mortgages

A no ERC mortgage as the name suggests is where a mortgage lender will not charge you a fee if you overpay on your mortgage repayments or where you completely pay the loan back.

Typically mortgage lenders will charge anything between 1% to 5% as a percentage of the loan on fixed rate or tracker deals if you repay the mortgage early, and are put in place to discourage you switching away to a new lender if a better deal comes up.

ERCs typically reduce over a fixed time period e.g. anything from 2 to 5 years dependent on the type of mortgage deal you go for. 

Can I get a mortgage with no ERC?

The good news is yes.

Subject to you meeting standard mortgage affordability rules based on your income, credit profile and the amount you wish to borrow against the value of the property (LTV).

What are the benefits of no ERC mortgages?

A no ERC mortgage offers flexibility and allows you to make large repayments without restriction. This is particularly useful if your income is likely to significantly increase over the next few years, or where you likely to have capital to make large lump sum repayments.

If this fits in with your circumstances then a mortgage with nor early repayment charges may be a cheaper option for you. You can simply take the ERC of a mortgage where this applies, against the repayments as a result of higher interest rate you will pay for a no ERC mortgage and compare the difference.
